Alexandria, MN’s Housing Market…20 Years Ago

Market Data: July 11, 1990 and July 29, 2010I have the only complete set of Alexandria Multiple Listing Service books dating back to 1979. This is the only complete set in town and has more data in there than anywhere else that can be retrieved showing this market. The assessor does not know how many homes were listed and the average list price of that inventory. The assessor does not have average market time of the homes that sold…plus other data. Not to brag, but I am kind of proud of it. I kept them because I loved what I was doing and felt that I may need them someday.

The uploaded information shows the average sale price on July 11, 1990 at $52,763 with an average market time of 137 days for a residential home. Today, that number is $130,304 with an average market time of 143 days. The increase is 147% in 21 years or 7% per year.

Currently, we have 686 residential homes listed in the MLS, in 1990 we had 189. We have 438 lakehomes currently listed, in 1990 we had 191. Currently we have 144 condo/townhomes listed, in 1990 we had 8. Currently we have 388 lake lots listed, in 1990 we had 105. If you ever have any questions about the market, please send them to me. Study this data, we had less homes and people 21 years ago. The real estate market has done very well here for people. Why would you ever invest in real estate in any other market? This environment is rich in opportunity, if you don’t believe me, just wait another 20 years and we will compare notes.

Investing in Alexandria, MN

I had a really cool conversation with a friend about investing. A lot of people make money in their jobs, inheritance, other investments, etc. When you make money, the question is “what are you going to do with it”? You can take your money and invest it in Arizona, Florida, Stock Market, whatever. If you were to consider buying real estate, building a building, developing a piece of land…in Alexandria, it all helps to improve the infrastructure of this town in which you live, work, raise your children, retire in…your whole life’s investment.
Just consider next time, putting your money into Alexandria, MN real estate. It all helps your community and helps you.
I have had so many people tell me how much money they lost in the stock market. I don’t say that, because my wife and I are heavily invested in Alexandria real estate. In the last 25 years, it has done nothing but go up. It may be down a little bit now, but it’s not for sale. We have never regretted investing in Alexandria real estate. As the future unfolds, the market looks even better for those that own property in Alexandria.
As this town becomes more and more of a regional center, the values will continue to strengthen even further.

World Population

I have put very little time into this in my blog, yet it is a statistic that draws me in as it has to do with real estate; WORLD POPULATION!

Here are the numbers:
1804: 1 Billion
1927: 2 Billion (123 years later)
1960: 3 Billion (33 years later)
1974: 4 Billion (14 years later)
1987: 5 Billion (13 years later)
1999: 6 Billion (12 years later)

Predictions for the future, unless growth rate is sustained:
2013: 7 Billion (14 years later)
2028: 8 Billion (15 years later)
2054: 9 Billion (22 years later)

There is an organization that has been devoted to the study, education and promotion of a steady world population. It is called World Population Balance. You can look them up at www.worldpopulationbalance.org.

Lake Lot Sales Statistics-Alexandria, MN: 2nd Quarter.2010

For Douglas County, these are the sales data as posted in the MLS for the 2nd Quarter of 2010. I went back to 1997, so that you could see how this market compared with previous markets. The one sale in 2010, was for $852,000, was previously a resort that had been subdivided. I don’t think that it should be classified as a lakelot, but to keep the data pure, we will leave it in the statistics.
We had 14 sales in 2010 with only the “resort” sale being over $167,000. The rest were all under. Even compared with last year, we had higher sales prices. For brevity, I won’t get into pricing, but here’s what I have:

*2010: 14 Closed Lake Lot Sales in the First Half
*2009: 8 ”
*2008: 14 ”
*2007: 35 ”
*2006: 40 ”
*2005: 34 ”
*2004: 43 ”
*2003: 30 ”
*2002: 30 ”

Alexandria, MN Lakehome Inventory at Record Levels

Currently as of this morning we have 440 lakehome listings on inventory in the MLS. In Douglas County we have 268 listings. That surpasses all records this year and all other previous years. On July 30, 2007 we had peaked at 417 listings in the MLS and on August 26, 2009 we had peaked at 413 lakehomes listed in the Alexandria MLS with 251 of those being in Douglas County.
FYI, we sold 84 lakehomes in Douglas County in 2009 and 82 lakehomes in Douglas County in 2008 in the Alexandria MLS. Currently, sales are above par for 2010. You need to go back and read 1st half sales statistics for lakehomes that was entered into my blog on July 3rd, 2010 for more information.

Average Home Size Declining

I found this to be true in my day-to-day business:
Although the average square footage of a new house is still double what it was in 1960, in the last year it decreased slightly to 2,215 square feet from a high of 2,277 square feet in 2008, according to data from the Census Bureau. While the decrease doesn’t approach mid-20th century levels, it is the first drop in house size since the recession of the early 1980’s.

United States Population.July 19,2010

Just checked the U.S. Population clock; there are estimated 309,774,892 people in America. When I checked it on February 19, 2009; there were 305,849,952 people. That’s a net gain of 3,924,940 people. Keep in mind that we only built around 554,000 housing units last year…get the picture? I understand that we still have a substantial amount of inventory, but that too will change.

Bareland & Residential Lot Sales-Alexandria, MN. First Half 2010

So far to date we had 32 bareland and lot sales in Douglas County in the first half of 2010. Compared with previous years, it looks like this. Again, this is the first half comparisons, for more info go to my blog of January 12, 2010 and it will give you the cumulative for the annual sales going back aways. Use the search feature to find for data on this as well.

marketdate.07.13.2010: Alexandria, MN Current Housing Inventory

As of this morning, we have 681 residential homes listed in the MLS. Of those homes listed, 337 are in Douglas County. A new record.

Lakehomes are still holding at their peak of 433 listings with 261 listed in Douglas County.

To understand a little more about this data, refer back to my July 8th blog and my May 27th blog in 2010. If you search “housing inventory” with my search feature in the upper right-hand corner of my blog page, more articles will come up on this issue. I have loaded up the sales from the first-half of 2010 for lakehomes and residential sales. Sales are trending upward, but the inventory is still excessively high. Henceforth, pricing has suffered for sellers.

Also, I checked at the Board office yesterday, we are at 179 agents in the Alex Board; down from the high of 230 in 2007. I expect that the inventory of agents will be taking another hit as the volume of sales will not support this level of agents in this market for quite some time (we had 352 lakehome & residential sales in Douglas County last year = less than two per agent/year)
