As of this morning, we have 681 residential homes listed in the MLS. Of those homes listed, 337 are in Douglas County. A new record.

Lakehomes are still holding at their peak of 433 listings with 261 listed in Douglas County.

To understand a little more about this data, refer back to my July 8th blog and my May 27th blog in 2010. If you search “housing inventory” with my search feature in the upper right-hand corner of my blog page, more articles will come up on this issue. I have loaded up the sales from the first-half of 2010 for lakehomes and residential sales. Sales are trending upward, but the inventory is still excessively high. Henceforth, pricing has suffered for sellers.

Also, I checked at the Board office yesterday, we are at 179 agents in the Alex Board; down from the high of 230 in 2007. I expect that the inventory of agents will be taking another hit as the volume of sales will not support this level of agents in this market for quite some time (we had 352 lakehome & residential sales in Douglas County last year = less than two per agent/year)
