Douglas County…Sales up thru 3rd Quarter 2010

It was reported on the news by a local agent that there were 100 more sales this year since last year, so I thought that I would verify what that meant.
I reviewed the 5 categories in the MLS that hold the bulk of the sales. They are Bareland/Residential Lots, Residential Homes, Lakehomes, Lakelots and Condo/Townhomes.

Here’s the way it breaks down through the 3rd Quarter of 2009/2010 for sales in DOUGLAS COUNTY:

BARELAND/RESIDENTIAL LOTS
2010: 44 Sales
2009: 38 Sales
UP 13.6%

RESIDENTIAL HOMES
2010: 214 Sales
2009: 201 Sales
UP 6%

LAKEHOMES
2010: 74 Sales
2009: 54 Sales
UP 27%

LAKELOTS
2010: 22 Sales
2009: 14 Sales
UP 33%

CONDO/TOWNHOMES RESIDENTIAL
2010: 22 Sales
2009: 16 Sales
UP 27%

CONDO/TOWNHOMES LAKE
2010: 4 Sales
2009: 8 Sales
down 50%

All totalled we had 48 more sales in these categories this year over last year in Douglas County. This is an increase of 12.7% over last year. Again, I think that the market in Alexandria is stabilizing at it’s bottom. Prices have definitely come down from their peak, buyers are moving into the marketplace to take advantage of price and terms. Alexandria is a great place to own real estate. These numbers speak for themselves.

In viewing the MLS sales data for Residential Condo/Townhomes (not on the lake) closed thru the 3rd Quarter 2010 in Douglas County, I find 22 closed sales. The average sales price of the 22 properties was $152,732. If we look back to compare with the previous years thru the 3rd Quarters we find…

In reviewing the lake lot sales that were closed in the MLS for the 3rd quarter in Douglas County, we have the following data:

2010: 7 Closed Lake Lot Sales in Douglas County for the 3rd Quarter
2009: 6 ”
2008: 6 ”
2007: 24 ”
2006: 22 ”
2005: 21 ”
2004: 21 ”
2003: 23 ”
2002: 25 ”
2001: 21 ”
2000: 20 ”
1999: 34 ”
1998: 19 ”

In the previous 10 years from today, we averaged about 19 sales in the third quarter. We are running at a 30% level of what we used to do.

Douglas County Lakehome Sales…3rd Quarter 2010

It appears that lakehome sales may be on the rise for 2010. Prices have softened significantly and have been generating a rather surprising upswing in the lakeshore market. These statistics are from Douglas County sales in the MLS for period July 1st to September 30th. I went back to 1999 so that you could see the data by comparison. As I had said before, it appears that the market is bottoming out. Good news for sellers. Buyers…Buy Now!

Douglas County Residential Sales…3rd Quarter 2010

A disappointing 3rd quarter in terms of sales. The bright side? The market will go up at some time. The sales posted are the lowest that they have been in 12 years. This was expected to happen after the tax credit ended. It is hard to determine if the tax credit that cost the taxpayers $20 billion, did work as planned. After the tax credit ended, the market place fell further in an attempt to find the “real” market. As of now, the marketplace is still adjusting…trying to find it’s equilibrium. I would not expect much change till the spring buying season begins in 2011. Here are the numbers:
