It was reported on the news by a local agent that there were 100 more sales this year since last year, so I thought that I would verify what that meant.
I reviewed the 5 categories in the MLS that hold the bulk of the sales. They are Bareland/Residential Lots, Residential Homes, Lakehomes, Lakelots and Condo/Townhomes.

Here’s the way it breaks down through the 3rd Quarter of 2009/2010 for sales in DOUGLAS COUNTY:

BARELAND/RESIDENTIAL LOTS
2010: 44 Sales
2009: 38 Sales
UP 13.6%

RESIDENTIAL HOMES
2010: 214 Sales
2009: 201 Sales
UP 6%

LAKEHOMES
2010: 74 Sales
2009: 54 Sales
UP 27%

LAKELOTS
2010: 22 Sales
2009: 14 Sales
UP 33%

CONDO/TOWNHOMES RESIDENTIAL
2010: 22 Sales
2009: 16 Sales
UP 27%

CONDO/TOWNHOMES LAKE
2010: 4 Sales
2009: 8 Sales
down 50%

All totalled we had 48 more sales in these categories this year over last year in Douglas County. This is an increase of 12.7% over last year. Again, I think that the market in Alexandria is stabilizing at it’s bottom. Prices have definitely come down from their peak, buyers are moving into the marketplace to take advantage of price and terms. Alexandria is a great place to own real estate. These numbers speak for themselves.
