Seems a little strong, but there is the possiblity that by 2030 Douglas County will be at 46,000 people. What will that do to the demand for real estate?

I am going to upload some articles that I have kept over the years about population. Rule One in real estate: always consider the changing demographic as to the impact of the future value of real estate.

For instance, farm land in Wheaton is going up, but the demographic is going down. Houses in Wheaton…probably going down in value. Most of the towns on the western front will be losing people as the farming economy has changed the way in which business is done. One man now does the work of what 50 men or even 100 men did 100 years ago when those towns were built. There is far less need for the town as its economy was built on local farmers…which there are a far lot less of today.

Alexandria, on the other hand…positive growth right through the cataclysmic change of the agricultural markets that surround us.

I have a bunch of stuff on this…keep an eye out for more.

Consumer Confidence…it isn’t there

Consumer confidence was essentially unchange in September as worries about job availability increased and expecations for income gains deteriorated. Buying plans also took a nasty tumble.

Consumer confidence rose 0.2 points in September to 45.4, which was below market expecations and leaves the index at its lows for the year. Consumers view of current economic conditions worsened for the fifth month in a row, with the present situation index falling 1.8 points in September to 32.5.

Since April, consumers’ view of current economic conditions has fallen by 7.7 points, a decline of nearly 20 percent. The drop appears to be linked to growing concerns about job availability.

We may want to look to Washington for leadership out of this…ha.

The Consumer Confidence Index was doing very well…comparatively.

Alexandria, MN’s New High School Bond Passed Last Night!

ISD206.2011 Bond Vote
Great news! The bond referendum passed with 57% voted in favor and 43% voted against. The impact from building this new high school will be far reaching for everyone in this community and will pay dividends long after I am gone.

I had people tell me that they were not voting for the new school because they did not want their taxes to go up. HUH? The City and the County just raised their budgets collectively near 10%. I can guarantee you that none of the people that complained to me have ever went to a City, County or School Board meeting nor have they have ever went to a budget meeting when these entities set their budgets for the year.

But…show up on vote day and vote against a new school? They never complained about a new jail for their children…I am appalled by this mental procession of how some folks decide to run their community. I am not sure if it’s apathy or lack of education that causes this. Quite frankly, both have been a common disorder amongst humanity since I have been here on earth. Probably an affliction since humanity began?

I must say that both the city and the county need to dig a lot deeper on cuts. Come up with a new and better solution as to how to do business. The old paradigm that you have been operating under is probably antiquated and needs to be overhauled. Governments are inefficient and I am sure the ones locally are as well.

Usually when someone brings up cutting government spending, the first thing government does is to scare the people and tell them that they are going to lay off cops…or firemen…whatever would shock the people. Hard to find good leadership these days…

Exception: Terry Quist, my hat is off to you…excellent leadership; you led the district to a most grateful end. Congratulations!

So many good things will come from this…this is truly an exciting day for this community.

Housing Affordability Index

The Housing Affordability Index is off the charts. The interest rates are way below market, definitely is fueling affordability.

Interest Rates vs. Sales Volume.1980

I created this graph back in 1995 when I worked at my previous company as well. It was apparent what was happening to my sales…every year they got better…and so did the interest rates. I was always so excited, seemed like there was always something better on the horizon…kind of the same thing today.

I thought this was good. Back in the day, mid-1980’s they were practically giving farmland away. Notice that Minnesota dropped 55% in 5 years.
