Sprinkler Issue…in Alexandria, MN

I visited with another business owner again yesterday with the same story. Wanted to add on 800 square feet to his business for more equipment and employees and he was told by the city building department that he had to sprinkle his whole building first. It would have cost more for that to occur than the addition.

I was visiting with another party and he said that they built the same bank building in Elk River that they did in Alexandria, MN. The one in Elk River did not have to be sprinkled but the one in Alexandria, MN did. Huge cost savings…

I asked Dennis Stark, AFD; if anyone had ever died in a commercial building. He said no, but that there were 4 people that he knew had died in Alexandria since the 60’s in a residential fire. So WHY ARE WE SPENDING HUNDREDS OF THOUSANDS OF DOLLARS ON COMMERCIAL SPRINKLERS WHEN THERE IS NO RECORD OF ANYONE DYING?

Look at the job losses created by this ridiculous ordinance.

I called Chief Wyffels to ask him how many people had died on the streets of Alexandria…Chief Wyffels was going to get back to me. I know that since I have been here that there have been dozens maimed or dead on Alexandria, MN streets.

We need stronger representation to get rid of Chapter 1306…it’s crippling jobs and construction. Just my point of view…

Inventory of New Homes for Sale are still at record lows. See the attached data. Personally, I believe that this number is bottoming out, we maybe be headed back to a more historical average.

July 2006: 572,000 New homes for Sale
July 2009: 271,000 ”
July 2010: 213,000 ”
Nov 2010: 197,000 ”
Mar 2011: 182,000 ”
Apr 2012: 144,000 ”

It is obvious even as I sit here that the market is improving. My personal desk has been busier since Memorial Weekend.

However, some people say to me that it is good to hear that the market is picking up…I never knew that it had slowed down. I’ve been putting in 60 hours a week (or more) since I opened my own business four and a half years ago. I was kind of hoping it would slow down so I could get a break.

Anyway, check out this report…good stuff.

StoneManor of Alexandria, MN: Part Three

Working on the PUD…The plan for the PUD is actually quite simple. Build one 63 unit apartment. Once it’s full, start on another. The PUD will allow for a maximum number of housing units on the site which is near 49 acres. It may take 10 years or longer for the town of Alexandria, MN to expand to this capacity, but this development is geared towards a longer vision in the needs of people for their housing wishes.

Each building will be named after a stone. Some of the names on the slate are: The Fieldstone, The Granite, The Shale Stone, The Limestone, The Siltstone, The Sunstone, The Moonstone, The Diamond, The Ruby, The Sandstone…you get the idea.

Currently we do not have a general contractor hired. That is the next item on our agenda. We have architectural, engineering and surveying hired. We need to get going on the general contractor…maybe have that done by next week.

Then of course financing…we are considering giving up some of our interest into a LLP. A Limited Liability Partnership would allow other investors to partake in this project. The returns are generally very good, you can go and kick the tires…unlike Wall Street investments and it’s real estate. Anyway, no decisions have been made, only thoughts at the moment.

The Wharf deal closed yesterday! Let’s Welcome Zorbaz to Alexandria, MN!

Dave and Deb Bistodeau turned over the keys yesterday to the old icon, known as the Wharf to Tom Hanson of Zorbaz. The Zorbaz chain, I believe is 12 stores; now Alexandria, MN is going to be a part of that lineage.

The expectation is that the restaurant will be open around the 1st of the year. I asked Tom yesterday if he could have it ready by the 4th of July of this year?

Thank you, Tom; we will welcome the Zorbaz chain to Alexandria, MN.

Lakehome Inventory for the Alexandria, MN market

As of this morning there are 242 lakehomes listed in Douglas County. Last year on June 7th, there were 242 lakehomes listed…and last year was a record year again for lakehome inventory. I haven’t checked sales to date, they are up, but the inventory seems to still be climbing. The inventory levels this year may exceed last years. We’ll see.

We here in Alexandria, MN are starting to see our inventory levels subside a little…not much, but some. I believe that our market will be a little better this year than last. Hence…a “market on the mend”.
