Current Housing Inventory for Alexandria, MN: Market Date-7.24.12

It appears that the market is rapidly correcting itself. From the record high inventory levels of last year, the listing pace is down 6.42% from last year at this time for Residential (non-lake) homes in Douglas County.

The Residential (lake) home inventory is down 11.81% for homes listed in Douglas County. This is going to be the first time that we have seen the inventory levels fall since it’s meteoric rise began in 2006.

StoneManor of Alexandria, MN clears another hurdle

StoneManor PUD

StoneManor of Alexandria, MN. cleared another hurdle when the PUD that was filed with the City of Alexandria, Mn was approved by the Alexandria, MN Planning and Zoning board on Monday night. The 49 acre site was approved for 642 housing units. The plan calls for the first phase of the apartment project to build a 63-unit three-story market rent building with a long list of ammenities that we believe people will enjoy.

In the local Alexandria, MN area market sales continue to hold. The numbers being posted are respectable…we always like better, but nonetheless, they’re okay.

When new construction picks up, you will see a pick up in lot sales…I am figuring 2013 at the earliest.

In our MLS system here in Alexandria, MN we have closed 17 lake lots since the first of the year in Douglas County. Definitely an improvement over the past few years. It was good to see.
Only 6 of the sales were over $100,000, the other 11 were all under $100k.

Closed sales posted in the Greater Alexandria, MN Area Association of Realtors Multiple Listing Service for Douglas County, MN throught the 2nd Quarter show that there are 54 closed lakehome (waterfront) sales since the first of the year. In 2011, same time frame, there were 30 closed sales. Here are the numbers going back…

Of the 54 sales, the highest price was $895,000. 24 sales were over $250,000. 4 sales were over $500,000.

Definitely…the market is getting stronger. Sales have doubled from what they were 3 of the past 4 years. Now if pricing were to get restored…
