In the Alexandria, MN MLS for sales in Douglas County for the first quarter of 2013, there were 5 closed sales posted upon my inspection this morning of the data. Nothing earth shattering…here’s how Q1 2013 compares with other Q1’s:

In looking at theAlexandria, MN MLS sales for Douglas County, MN in closed first quarter activity for waterfront land sales, there was 1 sale for 2013.

In trying to find data, the conversion over to state-wide data sharing has created some question about the older data…therefore, I am only going to go back a couple of years in trying to assimilate some market analogy.

In reviewing the data, there appears to be good movement in the Lkae Condo/Townhome market for the Alexandria, MN area.

This data is closed sales Q1 in Douglas County, MN for Condo/Townhome section on the water…

Condo/Townhome (non-lake) Sales for Alexandria, MN: Q1. 2013

Sales have been good for 2013! If you have been watching the annual sales trends since 2008, sales have been progressively trending upwards…(except for lake lots, that’s a tough market).

The trends for first quarter 2013 come as no surprise. I have said that sales will improve steadily till 2013…and that is when you would see new construction start to make it’s comeback. Inventory levels are still high, but we are starting to see a lack of product in some areas..

There were 6 sales in Douglas County, MN as reported in the Alexandria, MN MLS for the first quarter for condo/townhomes that were not on the lake. Considering the weather, I think that is pretty darn good!

Here are the way the numbers stack up…

2011: 4″
2010: 7″
2009: 2″
2008: 10″
2007: 3″

2003: 6″

As you can see, things are looking pretty good:)

Lakehome Sales for Alexandria, MN: Q1.2013

Sales are moving along! There were 17 lakehome properties sold in 1st quarter 2013 compared with 20 last year for the first quarter. I blame it on the weather…

Compared with the previous first quarters, these are how they look.

2012: 20
2011: 11″
2010: 10″
2009: 10″
2008: 12″
2007: 15″
2006: 15″
2005: 18″
2004: 24″

This could be a banner year! Plenty of inventory, more stable pricing… The sales that occurred in Q1 generally reflect sellers who have made significant price reductions to get their property sold…and then it’s gone. The sales could be substantial again this year.

Residential Sales for Alexandria, MN: Q1.2013

Sales are up again here too! There were 60 residential properties sold thru the mls in Douglas County, MN in the first quarter of 2013. Compared with 55 last year for the first quarter, this is another improvement. I believe that sales could have been stronger had the weather been a little more cooperative…

Here’s how the numbers stack up.

It feels good again, spirits are up. Foreclosures are starting to slow down…less inventory in the foreclosure department than once had.

Consumer Confidence for March is down…significantly more than last year!

I met with the Project Manager today on site, Dave Thelen. Things are coming along, sheetrock is going up…Alexandria, MN is about to get a first-class rental property!

wIeRdd WEaThEr! I took these photos this morning. We probably got an inch or so of snow last night. Actually, it’s pretty cool to see this much snow this late…although it really screws up a lot of stuff, like farming, excavating, construction…pretty much everything that needs to go this time of year. Can’t change the weather…

I did a walk-thru yesterday with the property manager, D.W. Jones, Inc. It’s looking good, our prospective tenant list continues to grow. Occupancy date of August 1 seems real. Thank you to all who have supported the project, it has been very much appreciated. This will be a good project for Alexandria!
