Housing Inventory Levels for Alexandria, MN

In tracking the daily inventory(residential, non-lake, in Douglas County, in the MLS) here in Alexandria, MN; it appears that the inventory keeps climbing. On June 27th, we had A peak of 245 listings in the MLS for Douglas County. Then on August 26th, it peaked again at 248 listings. Then on August 30th it went to 255 listings. Then on September 5th it peaked again at 261 listings…and now today the new high is 263 listings.

Generally the inventory has peaked by July or August.

Lakehome Sales for Alexandria, MN: Q2.2013

We beat the record set in 2004 for first-half sales!!!

Closed sales posted in the Greater Alexandria, MN Area Association of Realtors Multiple Listing Service for Douglas County, MN throught the 2nd Quarter show that there are 66 closed lakehome (waterfront) sales since the first of the year in 2013. Here are the numbers going back…

2013: 66 Closed Lakehome Sales through the 2nd Quarter in Douglas County, MN
2012: 54″
2011: 30″
2010: 40″
2009: 25″
2008: 27″
2007: 59″
2006: 47″
2005: 43″
2004: 65″
2003: 58″
2002: 60″
2001: 47″
2000: 49″

Definitely…the market is getting stronger. Sales have doubled from the early days of the recession. Now if pricing were to get restored, the problem has been inventory. Too much, today there were 234 lakehomes listed in Douglas County. We can’t sell this much inventory this year…can’t be done. Therefore, somewhere near 75% or more of the existing inventory will not be sold by years end.

MORE Amazing numbers…Best Ever AGAIN for the past decade! The Alexandria, MN real estate market is finding its way out of the bottom. I believe that the best is yet to come, anyway here are the numbers:

Closed Sales from January 1, 2013 to June 30, 2013 in Douglas County, MN in the Residential section (non-waterfront) of the Greater Alexandria, MN Area Association of Realtors Multiiple Listing Service are 181 closed sales.

Of those 181 closed sales, 41 of them are over $200,000 and 9 are over $300,000; 97 sales are between $100,000-$200,000 and 43 sales are below $100,000.

Here’s how 1st half 2013 compares to other years with the same parameters:

Unbelievable…once pricing has gotten inline with the market, sales do happen.
