A must read, the housing market is in recovery mode…as reported in 2009/2010 here in my blog; that the market would take till 2013 to show positive signs of recovery. A big thank you to all the hard-working real estate agents in America (an of course, Alexandria, MN) that didn’t give up when the going got tough.

Lakelot Sales for Alexandria, MN: Q3.2013

There have been 25 sales so far in 2013 in Douglas County as reported in the Greater Alexandria Area Association of Realtors Multiple Listing Service. It is still better than the recession days, but sale prices are at the low end of the spectrum. Only 4 of the sales were over $200k (one of them was closer to farmland…), 6 sales were between $100k to $200,000 and 15 sales were under $100,000. Here’s how the sales compare with other years:

It might be awhile before lake lot sales show some signs of significant improvement. It might be better than the lows of the deepest, darkest days of the recession, but nonetheless; sales are still about 50% of what they once were.

In reviewing the sales data for the 3rd quarter of the Condo/Townhome market on the lake in Douglas County, I find the following closed sales in the MLS…

The sales continue to stay strong in this category…it was bound to happen. Too much in-migration, work is here, not building any housing. Only have existing inventory to sell.

Lakehome Sales for Alexandria, MN: Q3.2013

It really is a great time to buy that lakehome. Sales are happening, this market had definitely found it’s bottom as we are double the sales from 2008. Total gross sales are reminiscent of the glory years, take a look…

Last year we had 9 sales over $500k, this year we have had 13 sales over $500k. The highest price sale so far this year was $850,000. FYI, we haven’t had a lake home sale over $1m for about 2+ years…
I attribute a lot of the lakehome activity to the booming farm economy. I know that two of the three sales I had made in this category over $500k were ag related buyers and the third sale was an ag related seller.

Residential Sales for Alexandria, MN: Q3.2013

More higher end sales this year, than last…more sales too. We are at pre-recession levels in sales activity. No reason to complain anymore about the housing market…pricing might still be tough for sellers, but the market is fine. If you are selling, odds are you are buying. This is a very healthy market, I see more signs of improvement.

For non-waterfront, single-family homes sold and closed in Douglas County as reported in the Greater Alexandria, MN Area Association of Realtors Multiple Listing Service for the following time periods, here’s what I have:
